MAKING A RESERVATION

1. For reservations call 1-803-767-0888 or email us at jlmcswain@hotmail.com.

             Information to have ready when calling:

  • Dates you plan to reserve
  • Length of stay
  • Number of adults and children in party  

2. Always verify property descriptions to be sure you have right address and unit number.

3. A security deposit of $200.00 must be received within five (5) days of booking a unit in order to hold your  reservation.

4. An advance payment equal to 50% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the rent. Please make payments in the form of personal check, bank money order, or cashier’s check payable to M&M Royal Properties LLC. The advance payment is not a damage deposit. The BALANCE OF RENT is due fourteen (14) days before your arrival date.

5. All Rates are subject to a 11% South Carolina sales tax.

6. For your convenience, we accept personal checks, bank money orders traveler’s checks or cashier check.

MESSAGES, MAIL, CHECK CASHING

You are no longer able to pick up mail at the office. Please check with the office each day for messages. ONLY EMERGENCY MESSAGES WILL BE DELIVERED. Personal checks cannot be cashed by local Realty.

HOUSEKEEPING

Our unit is equipped for housekeeping. Kitchens come stocked with cookware and dinnerware. You will need to bring all paper products, personal items, etc. These items are not provided and are not available through the rental agent. A $ 75.00 non-refundable cleaning service fee will be charged for each property unless otherwise specified. This fee will insure that the unit is ready for next guest. It does not cover damage or missing items.

CHECK-IN

  1. Check-in is after 3pm NO EARLY CHECKINS PLEASE.
  2. Please check to make sure everything is in order. If there are any problems, please notify us immediately before moving in. (Occupancy is limited to the number shown for each individual property and is strictly enforced)
  3. Please check the refrigerator setting. We suggest setting the dial on the middle temperature for best results. Do not overload the refrigerator. Keep door closed for a minimum of 2-4 hours.
  4. M&M Royal Properties, LLC is not responsible for lost or stolen items. Please safeguard your valuables.
  5. Please do not rearrange furniture within the unit.

CHECK-OUT

  1. Check-out is before 11 am on your departure date. Guest check-out duties should be completed and keys left on the kitchen counter. Please lock the door and then pull it shut. 
  2. Before you leave:

·         Sweep floors.

·         Clean refrigerator of all food and wipe out.

·         Empty all trash into outside containers.

·         Start one load of laundry (sheets or towels).

·         Loan and reun the dishwasher. 

·         In summer, set thermostat to 70, in winter to 72.

·         Lock all windows and doors.

·         Sign our guest book.

·         Have a safe journey home.

·         Always report any problems to 1-803-767-0888.

  1. M&M Royal Properties, LLC is not responsible for items left in rental properties. Items left or found in our units may be returned to you upon request by mail, via C.O.D. plus a 10.00 handling charge.
  2. M&M Royal Properties, LLC is not responsible for lost or stolen items. Please safeguard you valuables.

HOUSE RULES

 

We want your vacation to be carefree and memorable. Please read over these terms and conditions and make sure that everyone in your party is aware of the rules.

 

 1.       Property, Furnishings and Equipment. Each vacation home is owned by M&M Royal Properties, LLC. Each home has been furnished and equipped to meet basic vacation needs, but no two homes are the same. M&M Royal Properties, LLC does not supply additional furnishings or equipment.

2.     Liability for Damages. Aside from normal wear and tear, you will be responsible to pay the owner for any damages to the property or contents during your vacation residency. Please notify our office if you discover any item that needs the attention of our maintenance department.

3.        Long Distance Phone Calls. Telephones are included in some vacation homes for your convenience. All long distance calls must be charged to your home phone, telephone credit card or call collect. Please do not charge any calls to the owner.

4.       Subleasing. This agreement may not be assigned or subleased without prior consent.

5.        Entry. From time to time it may be necessary to enter the home during reasonable hours for any purpose connected with the repair, care or management of the property.

6.        Owner’s Closet. Any locked closets are reserved for storage of the owner’s private property. These areas are absolutely not included in this rental.

7.        Families Only. These vacation homes were designed for family use only. If a house party develops, all vacationers will be asked to leave immediately without refund. This is an important policy that is enforced without exception. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

8.        Repairs. M&M Royal Properties, LLC cannot guarantee air conditioning, other appliances, Jacuzzis or swimming pools. If you have a problem, we will do our best to have the malfunction repaired as soon as possible. There are no refunds in the event of their failure.

9.        Pets. Sorry, pets are not allowed under any circumstances.

10.     Cancellations.  Cancellation or early departure does not warrant any refund of rent or deposit unless the condo can be rented again for that time.

11.     Termination of Rental. Violation of these conditions and rules may result in the termination of this agreement. Upon notice of termination, you will be asked to immediately check out, without refund. In the event that the owner of the vacation home elects to remove his property from our management responsibility, we will provide comparable accommodations or a full refund.

12.     Charcoaling. Absolutely no charcoaling on porches or balconies. Use only areas that are safe for charcoaling.

13.     Energy Conservation. The energy and natural resources that are saved today belong to you. Please turn off all lights, appliances and televisions, and check to see that all water faucets are turned off when not in use.

14.     Tentative Reservations. During your vacation, you may make plans to reserve the vacation home again for next year. Owners have top priority followed by this year’s renter. If you have not made a tentative reservation by check out time, the home may be reserved by anyone on a first come first serve basis. To make a tentative reservation, call 803-767-0888. A deposit of $30.00 non refundable must be paid in order to reserve a property.

15.     No concealed weapons are permitted on any property.

16.     Campers and motorhomes are not allowed to be hooked up to or used on any rental property. Also, there are no parking spaces provided at any condominium for them or boats.

17.     If keys are lost, or not left on the kitchen counter when you leave, you will be charged $50.00. Our locksmith will re-key the locks to the house or condo.

18.     Rate Changes- Rates subject to change without notice.

19.     Hurricane or Storm Warning Policy – No refunds will be made due to inclement weather or machine failure.

20.     Maximum OccupancyThe maximum number of guests per condominium is limited to six (6) persons. An additional charge of $10.00 per person per night for guests in addition to six 6) will be assessed.

21.     No Daily Maid Service Linens and bath towels are included but please bring your own beach towels.

22.     Parking Passes You will need to check in at front dest to get a parking pass. Renters must display parking pass on the dashboard of their car at all times. Failure to display may result in towing of vehicle at renter’s expense.

23.     No Smoking This unit is a NON-SMOKING unit.

24.     Security/Damage Deposit Your deposit of $200.00 will be mailed back to you within two (2) weeks after you checkout.

CONCIERGE SERVICES

Fax and copy machines are available for a small fee at rental office. In addition, advice on local restaurants, fishing, shopping, etc. is also available.
